Thinking About Moving to Southwest Florida?
Start Here.

Before you start scrolling through hundreds of homes, figure out what you want your Florida life to actually look like.

Moving to Southwest Florida
COULD FLORIDA BE HOME?

Maybe you've vacationed here for years. Maybe you've been watching Southwest Florida homes online. Or maybe another winter has you wondering whether it's finally time for something different.

If you're seriously considering a move to Southwest Florida, there's one thing we recommend before anything else:

Don't start with the house.
Start with the life.

Once you understand how you want to live, choosing the right city, neighborhood and property becomes much easier.

STEP ONE

Decide How You Want to Live

Different lifestyles point buyers toward very different parts of Southwest Florida.

Do you want a boat behind the house? A gated community? Golf? A pool? New construction? A seasonal home? A full-time residence? A low-maintenance condo? More land and privacy?

These answers matter far more than simply choosing a price range.

STEP TWO

Explore More Than One Community

Southwest Florida isn't one market or one lifestyle.

Cape Coral, Fort Myers, Punta Gorda, Estero, Bonita Springs and surrounding communities each offer something different.

The goal isn't finding the city everyone else says is best. It's finding the place that fits the way you want to live.

STEP THREE

Understand Florida Homeownership

Buying in Florida can involve considerations that may be different from what you're used to in another state.

Depending on the property, you'll want to understand insurance, flood zones, property taxes, HOA or condo fees, roof age, hurricane protection, pools, seawalls, docks and other property-specific expenses.

The goal isn't to make Florida homeownership complicated. It's to help you know what questions to ask before you buy.

STEP FOUR

Visit Like a Future Resident

If you're coming to Southwest Florida to explore a possible move, don't spend your entire visit touring houses.

Drive the neighborhoods. Go grocery shopping. Have breakfast where locals eat. Visit the waterfront. Drive the routes you might use regularly. Explore at different times of day.

You're not just choosing a house. You're choosing your everyday life.

STEP FIVE

Build a Better Property Wish List

Instead of saying, "Send me everything under $700,000," tell us how you want the property to work for your life.

“We want a three-bedroom home with a pool, room for family to visit, boating nearby and restaurants within a reasonable drive.”

Now we can help narrow the search to homes and communities that actually make sense for you.

THERE'S MORE THAN ONE WAY TO MOVE

Your Florida Move Doesn't Have to Happen All at Once

Some people move permanently. Others buy a second home first. Some become seasonal residents. Others simply start exploring neighborhoods now so they'll know exactly where they want to be later.

You don't have to have every detail figured out before you begin.
